EMI stands for Equated Monthly Installment — the fixed amount you pay each month toward your loan. It's calculated using the formula: EMI = P × r × (1 + r)^n / [(1 + r)^n − 1], where P is the principal loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the total number of months. Each EMI payment includes both principal repayment and interest — the proportion shifts over time, with interest dominating early payments and principal dominating later payments.
Longer tenure = lower EMI, but higher total interest. A ₹50 lakh home loan at 8.5% for 20 years gives an EMI of ~₹43,391 and total interest of ~₹54.14 lakh. The same loan for 30 years drops the EMI to ~₹38,491 but total interest rises to ~₹88.56 lakh. Shorter tenure saves interest but requires higher monthly payments. Use this calculator to find the sweet spot for your budget.
Fixed rate: Your interest rate stays the same throughout the loan tenure. Your EMI remains constant, making budgeting predictable. Floating rate: Your interest rate changes based on market conditions and RBI/base rate changes. Your EMI may increase or decrease over time. This calculator assumes a fixed rate for the entire tenure. For floating rate loans, recalculate when your rate changes.
Yes. Most loans allow prepayment (lump sum payment toward principal). Prepaying reduces your outstanding principal, which either reduces your EMI (if tenure stays the same) or reduces your tenure (if EMI stays the same). Prepayment early in the loan tenure saves more interest than prepaying later, because interest is front-loaded. Check your loan agreement for any prepayment penalties.
This calculator uses the standard EMI formula used by banks and financial institutions worldwide. Results match official bank calculations for reducing-balance loans (the standard method for home, car, personal, and education loans). Actual EMI may vary slightly due to processing fees, insurance premiums, GST on interest, or specific lender policies. Always confirm the final EMI with your lender before signing.
