EMI stands for Equated Monthly Installment — the fixed amount you pay each month toward your loan. It's calculated using the formula: EMI = P × r × (1 + r)^n / [(1 + r)^n − 1], where P is the principal loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the total number of months. Each EMI payment includes both principal repayment and interest — the proportion shifts over time, with interest dominating early payments and principal dominating later payments.

Longer tenure = lower EMI, but higher total interest. A ₹50 lakh home loan at 8.5% for 20 years gives an EMI of ~₹43,391 and total interest of ~₹54.14 lakh. The same loan for 30 years drops the EMI to ~₹38,491 but total interest rises to ~₹88.56 lakh. Shorter tenure saves interest but requires higher monthly payments.
